Office Tenant Improvements

The work your team sees first every morning.

Class A and Class B office tenant improvements where minimizing operational disruption matters as much as design intent. Phased delivery for occupied floors. Schedule control around move-in dates. Finish work that holds up to daily use.

What Makes Office TI Different

The move-in date is the deadline. Everything else is negotiable.

In office TI, the schedule isn't aspirational — it's contractual. A new lease, an expansion, a relocation: there's a date when the team is showing up, and the space needs to be ready.

We design the work backward from that date. Long-lead items ordered before drawings are stamped. Phasing sequenced around when each portion needs to be inspectable. Communication frequency tuned so that if the date is at risk, you know weeks before it slips — not days.

Phased Delivery

For occupied floors, work sequenced so productivity continues during construction. Quiet zones, dust control, and after-hours scheduling where required.

Brand-Aligned Finishes

Office build-out is the most visible part of a tenant's identity. We work with your designer and brand standards to get the details right — not "close enough."

Move-In Discipline

Punch list closed before move-in, not after. Furniture vendors, AV installers, IT teams coordinated on the calendar. Day-one operations work without surprises.

Project Types

From full-floor TIs to single-suite refreshes.

Office TI work spans a wide range — what changes is the level of disruption you're willing to absorb. Smaller scopes can fit in evening and weekend windows; full-floor work usually needs phased occupancy or temporary relocation.

We'll help you understand which path actually fits your business before recommending a scope.

  • Full-floor TIs — new tenant build-out, ground-up interior
  • Multi-floor TIs — phased across vertical occupancy
  • Suite reconfigurations — expanding or subdividing within a tenant
  • Common-area renovations — lobbies, elevator vestibules, restrooms
  • Executive office & boardroom build-outs
  • Conference center renovations & AV-ready spaces
  • Coffee bar / amenity space build-outs
  • Demising work & speculative spec suites
Class A & Class B Office

Different buildings. Different conversations.

Class A

Premium buildings with significant landlord standards, building-wide engineering rules, and tenant-finish allowances negotiated upfront. The work requires close coordination with the landlord's construction manager and adherence to building rules & regulations.

We've worked with Class A landlord standards across multiple buildings and bring discipline to the BOMA-style coordination process.

Class B

Functional buildings with more flexibility on standards but often more existing-conditions surprises — aging systems, undocumented modifications from prior tenants, and shorter horizons for major upgrades. The work is more forensic upfront.

Our preconstruction process is designed for this environment: walking the space carefully, photographing existing conditions, and pricing the unknowns honestly rather than burying them in allowances.

For Companies Expanding into New Markets

If your team is opening offices in Atlanta, Indianapolis, and Houston in the same fiscal year, you don't need three GC relationships.

Multi-market office expansions are a coordination problem disguised as a construction problem. Different cities mean different building landlords, different jurisdictional inspections, different sub markets — but your team walks into them expecting them to feel like the same company.

Bentwood handles multi-market office build-outs as a single coordinated engagement. Same project lead. Same brand-aligned finish discipline. Same move-in-date methodology. Your team in Indianapolis walks into a space that looks and operates like your team in Nashville — because the contractor treated them like they did.

Multi-Market Office TI Capabilities

  • One Bentwood PM coordinating across all simultaneous office expansions
  • Brand-standard finish enforcement at every metro
  • Identical move-in-date methodology at every project
  • Standardized AV / IT / furniture coordination protocols
  • Jurisdiction-aware permitting handled per-market, transparent to your team
  • Consistent landlord-coordination discipline across BOMA-style buildings

Our proprietary delivery platform gives your real-estate & facilities team one portal view of every expansion at once. When the Atlanta build hits a snag, your director in Nashville sees it without a status meeting.
